Dawson House, Southampton

Dawson House started off as two side by side commercial units previously used as offices in the heart of Southampton. JMBH Developments Ltd acquired both the end terrace and mid terrace buildings over the course of 2021. Permitted Development was used to achieve change of use of the buildings into 10 single bed flats, with additional full planning to create the 11th two bedroom flat at the rear. The ground floor units had small gardens, and two first-come first-served parking spaces were offered on the site. Each flat has retained a share of the freehold. The buildings were completed in 2023 and the units have been sold to a mixture of first time buyers and investors.

JMBH Developments Ltd worked with SSAS Pension trustees to secure the funding for the purchase of the building. While the main construction works was funded by a construction specialist lender. Security was given on the buildings as first and second charge. During the course of the project, our private investors and funding house regularly visited the project to see what was going on in person.
